I guess it really depends on somebody's standards. I've always been amazed with what most White people in the DC area view as being a ghetto. If that was directed at me, I just said Clayton County had the highest crime rate of the metro counties on the site I looked at and I was wondering where those areas are in Clayton and if they actually "look ghetto" because to me, most of the places I've been to in Clayton never look that bad, so that's a compliment actually.

The only way in and out of the neighborhood is through Knoxville. Fortunately the southern parts of Knoxville, while in decline, are not a full-on ghetto yet, meaning any serious decline of Bon Air is probably still a decade away. I do think it's eventually inevitable though, given the geography, unless the southern hilltop becomes desirable again.

Possibly Trenton) is probably worse crime-wise than any area of LI, though I'm not sure about the second and third sections (trailer park in New Mexico and Navajo Indian Reservation)
While some areas are still pretty ghetto, others are not, but all the real estate in 'Spring Branch' has been going up in value, even the "ghetto" part. That area is highly desirable these days, some homes can be pricey, not for the house, but the dirt. I would describe it as "old", but not run down.
